Northeast Montana has the lowest home values in the state among the towns we track, and at Census rents a single adult needs roughly $32,000 to $39,000 a year to rent their own place. Rental listing data is thin here, so these pages lean on Census figures.
| Town | Census median rent, 1-bedroom | Income needed at Census rent | Income needed at current asking rents | Census median home value |
|---|---|---|---|---|
| Glendive | $530 | $31,883 | $182,600 | |
| Wolf Point | $612 | $33,382 | $118,600 | |
| Glasgow | $805* | $36,910 | $195,700 | |
| Sidney | $931* | $39,213 | $236,900 |
* All unit sizes; the Census 1-bedroom figure was too uncertain. Census figures: ACS 2020–2024, rent paid including utilities. Income needed: single adult, paid-off car, 10% saved, after taxes. See all towns for details.
Region notes
- Utilities: Montana-Dakota Utilities supplies electricity and gas in Glendive, Sidney and Wolf Point; Glasgow gets electricity from NorthWestern Energy and gas from Montana-Dakota. Montana-Dakota’s typical electric bill ($100.93 for 750 kWh in May 2026) is lower than NorthWestern’s (utilities).
- Flights: Glasgow, Wolf Point, Sidney and Glendive each have subsidized Cape Air flights to Billings.
- Distance: the nearest large hospital or big-box store can be hours away, so budget for more driving (driving costs).
